BKM provided MEP services for a new tenant fit-out for Children’s National Specialists of Virginia’s (CNSV) Regional Outpatient Center and Neurosurgery Office at Merrifield Town Center.
The fourth floor fit-out work consisted of Class B/C surgical suites with associated support spaces such as post-anesthesia care unit (PACU) and Prep/Pack. The PACU serves as the post and pre-op center for outpatient procedures with both semi private and private recovery rooms. The Prep/Pack room serves as a sterile processing department space and houses the cleaning and disinfection equipment as well as a pass through to a sterile packaging room. The fit-out area for the fourth floor is approximately 9,500-square-feet. Constant volume dedicated rooftop air handling units condition the PACU, surgical suites, and other support areas and provide outside air in accordance with AIA Design Guidelines for Health Care Facilities and ASHRAE Standard 170-Guidelines for Design and Construction of Health Care Facilities.
The fifth floor fit-out consists of the entire 18,000-square-feet of the floor including exam rooms, nurse stations, private offices, patient consultation rooms, and waiting/reception rooms as well as specialized rooms such x-ray, ophthalmology, speech and hearing test booths, physical therapy, and a casting room. These spaces all receive ventilation and conditioning from the existing shell HVAC system. Medical air and vacuum systems are provided in the basement and serve the rooms on both the fourth and fifth floors.
