BKM provided MEP design services for the phased, occupied renovation of this 40,000-square-foot laboratory and office space with related infrastructure upgrades on the ninth and tenth floors.
Each 20,000-square-foot floor was renovated into research space complete with two environmental rooms, autoclave and sterilizer facilities, two dark rooms, five large open laboratory spaces, and specialized laboratories. Additional support spaces included a conference/library room, offices, storage, electron microscopy room, telecommunication/computer room, and two high-density major equipment areas to support the laboratory initiatives. New bio-safety cabinets and fume hoods were provided throughout utilizing the existing exhaust, penthouse supply air handling units, exhaust fans, and multiple duct risers. From the risers, a new air distribution system was designed to provide constant volume terminal hot water reheat units to supply each space. Additionally, plumbing systems were upgraded to replace the acid waste piping serving the floor above. Piping in the floor below was upgraded and phased to serve both the ninth and tenth floor. Lighting systems were upgraded on each floor and a new sprinkler system was provided in phases. Power systems were upgraded to serve the equipment and office requirements.
